COMPELLING EVIDENCE FOR A LEASE TERMINATION

Context: A major property management company was dealing with a problematic tenant causing excessive noise and cannabis smoke, in direct violation of the building’s regulations.

Action: Rapid intervention on site. Our bailiffs prepared an official report documenting, in an objective manner and through video evidence, the noise disturbance as well as the odor of narcotics.

Result: The application was filed before the court. The property manager obtained the termination of the lease thanks to the evidentiary strength of our report.

Context: A highly evasive debtor in default of payment was attempting to illegally export a Lamborghini Aventador in order to shield it from creditors.

Action: Our team located and towed the vehicle less than 2 hours before its final loading into a maritime shipping container.

HIGH-TENSION EVICTION

RECOVERY OF A SQUATTED RESIDENTIAL UNIT

Context: Despite service of a notice of eviction, a defaulting tenant refused to vacate the premises and barricaded themselves inside the apartment.

Action: Zero tolerance response. Forced entry was carried out with the assistance of a locksmith and the police service, leading to the individual’s arrest for concealment of narcotics within the walls.

Result: Immediate intervention by our partner moving teams. The apartment was fully emptied, secured, and the keys were returned to the property owner within less than 3 hours.

REAL ESTATE ENFORCEMENT

MAJOR RECOVERY OF $900,000

Context: A court judgment ordered payment of a debt exceeding $900,000, but the debtor categorically refused to cooperate or liquidate assets.

Action: Direct strike at the asset base. We served enforcement notices and proceeded with real estate seizure of the debtor’s primary residence as well as two income-generating properties owned by them.

Result: Facing imminent loss of their real estate portfolio, the debtor capitulated within less than a week. Full financial settlement was signed and complete recovery of funds obtained for the creditor.

Context: A debtor in default of payment refused to return agricultural equipment valued at over $250,000, falsely claiming it was no longer in their possession.

Action: Deployment of our field team. Strategic sweep of the debtor’s large property, leading to the location of tractors deliberately concealed under tarps in a remote wooded area.

Result: Immediate execution of the seizure with our partner towing services. The client recovered the machinery intact, achieving a 100% success rate despite the concealment attempt.
